Rudy Flores is a Real Estate Strategist and Realtor® at Coldwell Banker West, and he works with the Patti & Jeff McKelvey Team. On this site his focus is the private side of the market: homes that change hands by direct introduction, not a public listing.
A private sale still has contracts, disclosures, inspections and escrow. What changes is who hears about the home, and when. Rudy helps you weigh that trade in plain numbers, then keeps the steps moving with as little commotion as possible.
Why Leases, Permits and Zoning Matter in a Private Deal
Rudy’s first career, about 12 years long, was finding locations for cell sites and getting them approved. Each deal was a one-on-one lease negotiation with a property owner, followed by zoning and permit review with the city or county. A private home sale has a similar shape: one buyer, one seller, and a lot that has to support the plan.
That background fits off-market buying in a practical way. A private listing often comes with fewer photos, less packaged information and no public history. Its price may lean on what the lot could become, such as an ADU, a second unit or a lot split. That upside is real only if zoning and permits support it. Rudy helps you frame the question for the planning office and ask for the answer in writing.
Negotiation also changes when there is no bidding crowd. With no open competition to test a number, the case for a price rests on comparable sales and current market conditions. Terms count too, such as a later move-out date. Rudy brings his lease negotiation background to those talks and puts every agreed term in writing.
How a Private Move With Rudy Usually Goes
- Start small. Book a 15-minute call or take the four-question Home Strategy Quiz. Rudy reads every answer himself and replies personally.
- See both paths. Rudy sets a quiet sale beside a public listing, with the numbers for each, and you agree up front on the next step if no buyer appears quietly.
- Check the property at the source. Zoning, overlays, permit history and what the association or recorded restrictions allow get confirmed with the agency or the documents, not just the seller’s summary.
- Know the rules first. Brokerage and listing-service rules on private listings have been changing, so Rudy explains how they apply to your home before anyone hears about it.
- Buyers can join the Private Buyer List. Share your areas, price range and timing, and Rudy reaches out personally when something fits. It costs nothing and is not a buyer agreement.

Questions about working with Rudy
Can Rudy tell me whether a lot can take an ADU or a lot split?
He can help you find which rules seem to apply and sum up your idea in a short note a planner can react to. He can also prepare you for a talk with the planning office. The answer itself comes from the city or county. Rudy is a real estate agent, not an architect, engineer or attorney, and he can connect you with those pros when a project needs them.
How do I know a private offer is fair?
Rudy builds the case from recent comparable sales and current market conditions, then shows how it compares with what a public listing might bring. You make the final call. A price is not guaranteed on either path, and not every buyer search turns up a private option.
Will a video of my home end up online?
That is your choice. Sellers may decide how their home is marketed, within the brokerage and listing-service rules that apply. Rudy films and edits his own listing and neighborhood videos, so if you want one, you can talk through who would see it.
