Selling Off-Market: The Trade-Offs and a Pre-Listing Checklist

What a private, off-market sale can offer, what you give up, and a checklist for getting your home ready either way.

SELLING PRIVATELY · OCTOBER 2026

An off-market (private) sale means a home is offered to a limited group of buyers rather than being marketed to everyone at once. It can be a good fit for owners who value privacy, flexibility or speed, and it is worth understanding what it gives up. This is the plain version.

What a private sale can offer

  • Privacy: fewer photos, signs and open houses, and fewer strangers in your home.
  • Control over timing and showings.
  • A faster path with a ready buyer, sometimes without repairs or extensive preparation.
  • Flexibility on terms, such as a later move-out date.

What you may give up

- Exposure: fewer buyers see the home, which can mean fewer offers and a lower price than open competition might bring. - Price discovery: with fewer offers, you have less proof of what the market would pay. - Rules: MLS and brokerage rules about private listings have been changing, and Rudy explains how they apply to your situation before you decide. The right choice often comes down to how much you value privacy and speed against the chance of a higher price. Rudy can show you both paths with numbers; the cash offer comparison and net proceeds estimator help.

Pre-listing checklist (for a private or public sale)

  • Gather your documents: deed, mortgage statement, HOA documents, permits and warranties, and recent utility bills.
  • Know your payoff, and what you will net: seller net proceeds estimator.
  • Prepare required disclosures. California requires sellers to give buyers disclosures about the home, such as the Transfer Disclosure Statement and a Natural Hazard Disclosure, and federal law requires a lead-based paint disclosure for homes built before 1978. Rudy walks you through each.
  • Consider a pre-listing inspection and fix safety items and small repairs.
  • Clear clutter, deep-clean, and handle curb appeal.
  • Decide your timeline: where you will live next and when you need to be out.
  • Check the tax side with a professional: home sale tax exclusion estimator.
